HHFDC Selects Master Planner for Kapolei Parcel |

The Hawaii Housing Finance and Development Corp. last week selected Ikenakea Development LLC and The Michaels Organization to master plan and develop up to 900 affordable rental and for-sale homes at one of the largest, remaining undeveloped properties in the Villages of Kapolei.
HHFDC’s Board of Directors on March 14 voted unanimously to award the developers a long-term lease for the 19.4-acre property — located at Farrington Highway and Fort Barrette Road, next to the soon-to-be-opened Hawaii State Veterans Hospital and across from the Kapolei Walmart — a March 15 announcement from HHFDC noted. The new, mixed-use community has been dubbed Haku Kapolei.
According to the announcement, except for two managers’ units, all rental units will be for households earning 30% to 60% of Oahus area median income, which is set annually by the U.S. Department of Housing and Urban Development.All for-sale units are set aside for those earning 80% AMI to 140% AMI. |

A new year means a new market and Hawaii's real estate activity continues to warm up in anticipation of lower rates. Year-over-year sales prices and home sales have increased. Single-family homes increased in median sales price from $987,000 (Feb. 2023) to $1,075,000 (Feb. 2024). Single-family homes also increased month-over-month in value by approximately $55,000.
Condos and town-homes increased in median sales price from $480,000 (Feb. 2023) to $512,500 (Feb. 2024). Condos increased in value by approximately $15,000 month-over-month. Local Artist Spotlight: Hikariyama Torao |

Hikariyama Torao's interest in Enka music began when he was four years old after he watched Kitajima Saburo sing on Abarenbo Shogun. That same year, after watching NHK's Kouhaku Utagassen for the first time, he got to see other Enka singers such as Sakamoto Fuyumi and Ishikawa Sayuri and thought that Enka was the true heart of Japan. From that point on, Hikariyama Torao's love for Enka music flourished.
Currently, Tevita takes music from Craig Shimizu Sensei. In 2011 after winning Kzoo Radio's Taikai Tevita took the stage name: Hikariyama Torao meaning Shinning Mountain Tiger. Since 2011 he has released 3 CDs, writes / composes songs, appears on Japanese TV, is an associate instructor for the Shimizu Voice Studio, and performs all in Japan and all of Hawai`i. |
